Die positive Ausstrahlung der deutschen Hauptstadt ist ungebrochen und übt damit eine enorme Anziehungskraft aus. The positive vibrancy of the German capital carries on, exerting an enormous attraction on people throughout the world. Berlin has an eventful history, is a capital of fashion and culture, and is also a top tourist destination in Europe. The importance of Berlin also manifests itself in its role as capital and centre of political power in Germany. The six prime locations are located in historic downtown areas of the Mitte district, in the “City West” in Charlottenburg-Wilmersdorf and in Steglitz-Zehlendorf. Lage Kurfürstendamm/Tauentzienstraße Location Kurfürstendamm/Tauentzienstrasse Lage-Charakteristika Die Einkaufsstraßen Kurfürstendamm und Tauentzienstraße setzen die positive Entwicklung der letzten Jahre ungehindert fort. Namhafte Anmietungen, hohe Frequenzzahlen sowie steigende Mietpreise und eine rege Bautätigkeit sprechen für die Stärke der Toplage im Berliner Bezirk Charlottenburg-Wilmersdorf. Diese 1a-Lage, die sowohl bei Berlinern als auch bei Touristen extrem beliebt ist, setzt sich aus zwei Teilgebieten zusammen. Zwischen dem Olivaer Platz und der Bleibtreustraße konzentrieren sich auf Berlins Luxus-Shopping-Boulevard zahlreiche Boutiquen von weltbekannten Edel-Designern. Ab der Bleibtreustraße bilden der Kurfürstendamm und die gesamte Tauentzienstraße den eher konsumorientierten Teil der Toplage. Nach wie vor besteht eine hohe Nachfrage seitens der Einzelhändler nach den insgesamt 239 Ladenflächen. Zwischen den nationalen sowie internationalen Filialisten, die sich in die Lage drängen, ist ein wahrer „Wettbewerb“ um die wenigen verfügbaren Flächen ausgebrochen. Projektentwicklungen und Anmietungen Die Gesamtanzahl der Flächen in der 1a-Lage ist im Vergleich zum Vorjahr durch den Abriss des SchimmelpfengHauses und den dazugehörigen Ladenflächen leicht gesunken. An gleicher Stelle wird voraussichtlich bis Mitte 2016 das 118 Meter hohe Gebäude Upper West entstehen und zukünftig neue Einzelhandelsflächen am Breitscheidplatz schaffen. In unmittelbarer Nähe bietet das BIKINI Berlin seit dem Frühjahr 2014 auf rund 17.000 m² Platz für unkonventionellen Einzelhandel und gehobene Gastronomie. Renowned tenants, high pedestrian frequency rates, rising rental prices and very active construction speak for the strength of this top location in the Berlin district of Charlottenburg-Wilmersdorf. The prime location, which is extremely popular with both Berliners and tourists, is composed of two sections. Berlin’s luxury shopping boulevard is concentrated between Olivaer Platz and Bleibtreustrasse, with numerous boutiques of world-renowned, high-end designers. Below Bleibtreustrasse, Kurfürstendamm and the entire Tauentzienstrasse form the more consumeroriented part of the top location. There is still a high level of retailer demand for a total of 239 retail spaces here. A real competition has erupted for the few available spaces between national and international chain stores that have penetrated into the area. Project developments and rentals The total number of spaces in the prime location decreased slightly in comparison to last year due to the demolition of the Schimmelpfeng building and its retail spaces. However, the 118 metre-high Upper West building is slated to open in mid-2016, creating new retail spaces at Breitscheidplatz. In the immediate vicinity, BIKINI Berlin will open in the spring of 2014, with approx. 17,000 sq. m of space devoted to unconventional retail shops and fine dining. Auf dem Kurfürstendamm ist die Projektierung N° 195 Kudamm mit der Eröffnung des Audi-Showrooms im Frühjahr 2014 endgültig abgeschlossen. Die Vielzahl der neu entstandenen Ladenflächen wurde bereits in den vergangenen beiden Jahren exklusiv von Engel & Völkers vermietet. Das schwedische Fashionlabel Filippa K bezog im Oktober 2013 eine 400-m² Fläche auf dem Kurfürstendamm 29, im gleichen Monat eröffnete Golfino einen Laden in der Hausnummer 63. Engel & Völkers war bei beiden Anmietungen ebenfalls beratend tätig. Die Schließung des „Niketown“ vom Sportartikelhersteller Nike in der Tauentzienstraße sorgte 2013 auf einen Schlag für ca. 2.700 m² freie Einzelhandelsfläche, die von der japanischen Modekette Uniqlo umgebaut und Anfang April 2014 eröffnet worden ist. Das Geschäftshaus N° 195 am Kurfürstendamm ist im Rahmen eines Portfoliodeals an einen neuen Eigentümer veräußert worden. Des Weiteren wechselten das denkmalgeschützte Gebäudeensemble Kurfürstendamm 212 – 214 und das moderne Wohn- und Geschäftshaus Kurfürstendamm 38 – 39/ Ecke Knesebeckstraße seine Besitzer. Insgesamt spiegelt sich auch auf der 1a-Lage Kurfürstendamm und Tauentzienstraße der aktuelle Trend auf dem Investment-Markt wider, dass die hohe Nachfrage einem relativ geringen Angebot gegenübersteht. Frequenzentwicklung Die Einzelhändler und Gastronomen am Kurfürstendamm und in der Tauentzienstraße können nach wie vor von einem hohen Besucheraufkommen profitieren. Dabei unterstrich die Tauentzienstraße im vergangenen Jahr erneut ihre Beliebtheit mit starken, leicht gestiegenen Passantenzahlen. Der Kurfürstendamm hält, trotz eines wetterbedingten Rückgangs am Samstag, das hohe Frequenzniveau der Vorjahre. Mietpreisentwicklung Auch auf dem Kurfürstendamm und in der Tauentzienstraße greift der alte Leitspruch, dass das Angebot und die Nachfrage den Preis bestimmen. Insbesondere möchten sich zahlungskräftige internationale Unternehmen in der Toplage platzieren, wofür aber nur ein knappes Angebot an leer stehenden oder vermietbaren Flächen zur Verfügung steht. Die anhaltend hohe Nachfrage führt zu einer höheren Konkurrenz und steigenden Preisen. Im laufenden Jahr werden sich die Spitzenmietpreise für einen Quadratmeter deshalb auf dem Kurfürstendamm

Overall, the prime location at Kurfürstendamm and Tauentzienstrasse echoes a trend on the investment market: high demand facing a relatively low supply. Pedestrian frequency development Retailers and restaurants on Kurfürstendamm and Tauentzienstrasse continue to benefit from a relatively large number of visitors. Tauentzienstrasse underlined its popularity once again last year with strong, slightly higher pedestrian frequency rates. Despite a weather-influenced decline on the Saturday counting, Kurfürstendamm still maintained the high frequency level of previous years. Rental price development An old maxim also holds true on Kurfürstendamm and Tauentzienstrasse: supply and demand determine the price. In particular, solvent international companies seek to position themselves in this top location, though the number of vacant or rentable spaces is very low. Ongoing high demand has led to higher competition and rising prices. For this reason, the peak rents per square metre will reach 220 EUR on Kurfürstendamm this year (+5 % compared to 2013). On Tauentzienstrasse, peak rents have even reached 280 EUR/sq. m (+8 % compared to 2013). Conclusion The positive trend in this prime location will continue into 2014. Fazit Der positive Trend auf der 1a-Lage wird auch im laufenden Jahr 2014 anhalten. Der hohen Nachfrage nach Flächen steht ein relativ geringes Angebot gegenüber, was sich an den gestiegenen Spitzenmieten und der geringen Leerstandsquote ablesen lässt. Der Nachfrageüberhang am Einkaufsboulevard Kurfürstendamm führt zudem zu einer Aufwertung von vormals weniger interessanten Abschnitten, wie z.B. zwischen dem Olivaer Platz und Adenauerplatz. Hier mieteten bereits bekannte Modelabels wie Witty Knitters oder Dimensione Danza an. Neue Impulse wurden zudem im Bereich um das Kranzler Eck gesetzt. Der Kurfürstendamm ist dort mit der Eröffnung des Apple-Flagshipstores in der ehemaligen Filmbühne Wien sowie dem Geschäft von Hugo Boss um zwei Aushängeschilder gewachsen. Die Tauentzienstraße beweist, dass sie eine der gefragtesten Lagen für konsumorientierte Young-Fashion-Filialisten ist. Großflächige Anmietungen, wie von Pull & Bear und Forever 21 und die Eröffnungen von Uniqlo oder Nike, unterstreichen diesen Status.

Tauentzienstrasse has proven itself to be one of the most sought-after locations for young consumer-oriented fashion labels. Large-scale rentals, such as those for Pull & Bear and Forever 21, and the openings of Uniqlo and Nike, underline this status.

Lage Wilmersdorfer Straße Location Wilmersdorfer Strasse Lage-Charakteristika Die Wilmersdorfer Straße im Bezirk CharlottenburgWilmersdorf ist eine klassische Berliner Nahversorgungslage für die umliegende Wohngegend. Projektentwicklungen und Vermietungen Seit der Eröffnung der Wilmersdorfer Arcaden verzeichnete die 1a-Lage insgesamt nur wenige namhafte Projektentwicklungen. Knapp außerhalb der Toplage ist im vergangenen Jahr das Bismarck-Karrée an der Wilmersdorfer Straße/ Ecke Bismarckstraße fertiggestellt worden. Location characteristics For people living in the surrounding residential area, Wilmersdorfer Strasse in Berlin’s district of Charlottenburg-Wilmersdorf is a classic location for local amenities. It is considered the second most important district shopping location in Berlin after Schlossstrasse, and is also the only pedestrian zone among the prime locations of the capital city. In the section stretching between Schillerstrasse and the Charlottenburg urban railway station, Wilmersdorfer Strasse presents itself as a well-established retail location with a balanced industry structure. The large-scale stores and smaller commercial premises are dominated by well-known, consumeroriented chain stores from the fashion and electronics segment, as well as cafes and restaurants. Frequenzentwicklung Trotz des Rückgangs der Samstagszahlen im letzten Jahr weist die Wilmersdorfer Straße insgesamt hohe und innerhalb der Woche sogar steigende Frequenzzahlen auf, was vor allem in ihrem Charakter als Nahversorgungslage für die umliegende Wohngegend begründet liegt.

pharmacist easyApotheke opened its sixth branch store in Berlin next door to Snipes. The self-service bakery BackFactory opened a new branch in Wilmersdorfer Strasse 122-123 in the autumn of 2013. The German jewellery and accessories concept 360° will open a 120 sq. m large branch in one of two external spaces of the Wilmersdorfer Arcaden shopping centre; the other space here was leased by the delicatessen petite gourmande/Leonidas. Sales Last year, no sales of commercial buildings were reported within the prime location. Factors of 18 – 20 can be attained for property sales at this premium position. Pedestrian frequency development Despite the decline in passers-by on Saturday, Wilmersdorfer Strasse exhibits high pedestrian frequency rates overall. During the week, the frequency rates have even increased, mainly due to the location’s character as a shopping district for the surrounding areas.
Mietentwicklung Im vergangenen Jahr bestätigte sich die Annahme, dass es aufgrund des Gleichgewichts von Angebot und Nachfrage zu keiner Erhöhung des Spitzenmietpreises kommen wird. Pro Quadratmeter wurden in der Spitze rund 90 EUR bezahlt. Diese Grenze wird vermutlich auch 2014 nicht überschritten. Fazit Die Wilmersdorfer Straße ist eine etablierte Einkaufslage, die sich in Zukunft weiterhin auf ihre Stärken berufen kann und keinem grundlegenden Wandel unterliegen wird. Die Ladenflächen sind erstmals seit längerer Zeit vollvermietet und weisen zudem einen gut durchmischten Mieterbesatz auf, der dem Nahversorgungs-charakter der Stadtteillage entspricht. Insgesamt haben die Eigentümer auf der Wilmersdorfer Straße nicht mit längeren Leerständen zu kämpfen. Leere Flächen werden vor allem an konsumorientierte Filialisten zeitnah nachvermietet. Die konstanten Spitzenmietpreise sowie die hohe Zahl an Passanten, vorrangig aus dem umliegenden Einzugsgebiet, bestätigen den Eindruck einer funktionierenden und stabilen Lage.
Rental price development Over the previous year, as anticipated, there was no increase in peak rents on account of the balance of supply and demand. Peak rents of approximately 90 EUR were paid per square meter. This threshold will probably not be exceeded in 2014. Conclusion Wilmersdorfer Strasse is a well-established shopping location, which will continue to rely on its strengths and will not necessarily undergo any fundamental changes. The retail spaces are fully leased for the first time in quite a while and also have a good mix of tenants that corresponds to the shopping character of the local neighbourhood. Generally speaking, the owners of retail spaces on Wilmersdorfer Strasse do not face prolonged vacancies. Any vacant retail spaces are quickly re-let to consumer-oriented chain stores. The continual peak rental rates and the high number of pedestrians, mainly from the surrounding areas, confirm the impression of a well-functioning and stable location.

Zwischen Walther-Schreiber-Platz und Rathaus Steglitz erstrecken sich die 124 Ladenflächen der 1a-Lage, die durch einen konstant hohen Filialisierungsgrad und niedrigen Leerstand gekennzeichnet ist. Die Ladenflächen auf der Schloßstraße werden zudem durch vier Shopping-Center und drei große Warenhäuser ergänzt. Das vielfältige und ausgewogene Einzelhandelsangebot der Geschäftsstraße erzeugt eine hohe Anziehungskraft für die Bevölkerung im Einzugsgebiet der Schloßstraße. Sowohl Einwohner aus dem kaufkraftstarken Südwesten Berlins als auch Kunden, die außerhalb der Stadt wohnen, nutzen die beliebte Stadtteillage für einen ausgedehnten Einkaufsbummel. Projektentwicklung und Anmietungen Seit der Eröffnung des Einkaufszentrums Boulevard Berlin im Jahr 2012 verzeichnete die 1a-Lage insgesamt nur wenige Projektentwicklungen. Eine Ausnahme bildet das Redevco-Projekt in der Schloßstraße 17a. Im Zuge der Modernisierungs- und Umbaumaßnahmen wurde das bestehende C&A-Warenhaus vergrößert und zusätzlich eine Bäckerei-Fläche geschaffen. The diverse and balanced retail offer on this commercial street is highly appealing to the population living nearby. Both residents from Berlin’s affluent southwest and customers from outside the city come to this popular neighbourhood location for extensive shopping tours. Project development and rentals Since the opening of the Boulevard Berlin shopping centre in 2012, the prime location has seen relatively few development projects. One exception is the Redevco project in Schlossstrasse 17a. As part of the modernisation and remodelling measures, the existing C&A department store was enlarged and a space was created for a bakery. The fact that a new and highly popular anchor tenant can lead to an upward revaluation of an entire shopping centre was shown by the Irish textile discounter Primark in the Schloss-Strassen-Center. The southern section of Schlossstrasse will also be enriched with local branches of Tee-HandelsKontor Bremen and BoConcept from the spring of this year. Engel & Völkers provided consulting services to the Danish provider of modern designer furniture, for its rental. Sales Over the past year, retail investment activities on Schlossstrasse have primarily revolved around shopping centres in the prime location. The Forum Steglitz, built in the 1970s and modernised in the mid-2000s, was purchased by Real I.S. for a special fund. Europa Capital sold the all-but fully leased property. Furthermore, the Schloss-Strassen-Center, which opened in 2007, was purchased by the investor Redefine International as part of a EUR 189 million package deal that encompassed three shopping centres. Pedestrian frequency development The prime location with good transport connections shows high pedestrian frequency rates across its entire span. While the rates in the northern section around Walther-Schreiber-Platz picked up with the opening of

Lage Friedrichstraße Location Friedrichstrasse Lage-Charakteristika Die Nord-Süd-Achse Friedrichstraße im Zentrum Berlins ist eine bekannte Shopping- und Businessmeile, welche durch ihre Verbindung von Einkauf, Arbeit und Tourismus besticht. Im nördlichen Bereich der rund 1,1 km langen 1a-Lage erstreckt sich der konsumorientierte Abschnitt. Zwischen dem Bahnhof Friedrichstraße und dem Boulevard Unter den Linden befinden sich bekannte Einzelhandelsketten oder Gastronomiekonzepte. Darauf folgt weiter südlich bis zur Friedrichstraße/ Ecke Leipziger Straße der Premiumbereich mit vielen hochwertigen Mode-Labels aus dem Luxussegment. In den 108 Ladenflächen, in denen so gut wie kein Leerstand herrscht, dominieren bekannte natio-nale und internationale Filialisten. Unter der Woche ist die Friedrichstraße von den Berufstätigen der umliegenden Bürogebäude bevölkert. Die Toplage lockt zudem eine große Anzahl Berlin-Besucher an, die das vielfältige und durchmischte Einzelhandelsangebot nutzen.
Location characteristics Friedrichstrasse, a north-south axis in central Berlin, is a famous shopping and business boulevard that is highly attractive due to its unique combination of shopping, offices and tourist sites. The northern section of the 1.1 km-long prime location is considered the consumerdriven section. Between Friedrichstrasse station and Unter den Linden, there are well-known retail chains and restaurant concepts. This is followed by the prime area further south, which extends to the intersection of Friedrichstrasse and Leipziger Strasse, with many highend fashion labels from the luxury segment. The 108 retail spaces, for which virtually no vacancies exist, are dominated by well-known national and international chains. On weekdays, Friedrichstrasse is frequented by professionals from the surrounding office buildings. The top location also attracts a large number of visitors to Berlin who make use of the highly diverse retail offering.
Projektentwicklung und Anmietungen Das Erscheinungsbild der Friedrichstraße ist stark von den Investitions- und Bautätigkeiten der 1990er Jahre geprägt, in denen zahlreiche Neu- oder Umbauprojekte realisiert wurden. Bis heute sind die Quartiere 206, The Q und die Warenhaus-Institution Galeries Lafayette im Premiumbereich der Lage besonders prägnant. Das The Q unterzieht sich momentan einer konzeptionellen Neuausrichtung und wird zukünftig mit Rewe und dem BiomarktKonzept Temma im Untergeschoss stärker auf die Nahversorgung setzen. Des Weiteren werden die Fassade des Wohn- und Geschäftshauses Friedrichstraße 172 sowie sämtliche Ladenflächen bis vorausichtlich Ende 2014 umgebaut.
Project development and rentals The appearance of Friedrichstrasse is mainly the result of investment and construction activities from the 1990s, when numerous new and/or remodelling projects occurred. To date, Quartier 206, The Q and the department store institution Galeries Lafayette have remained particularly important in this prime location. The Q is currently undergoing a conceptual reorientation. With Rewe and the organic market concept Temma on the underground level, it will soon set a stronger accent on local amenities. Furthermore, the facade of the residential and commercial building at Friedrichstrasse 172 and all its retail spaces are expected to be remodelled by the end of 2014.

Das „Megaereignis“ des laufenden Jahres stellt die Eröffnung des Shopping-Centers Leipziger Platz 12 (LP 12) dar, welches Raum für 270 Geschäfte auf rund 76.000 m² Einzelhandelsfläche bietet. Schwerpunktmäßig eröffnen dort Mode- und Lifestyle-Labels wie Karl Lagerfeld, Hugo Boss oder Nike. Die Auswirkungen auf die nur knapp 300 m entfernte Friedrichstraße sind bisher noch nicht zu beurteilen. Festzustellen war aber, dass viele Einzelhändler im vergangenen Jahr eher abwartend bezüglich einer Anmietung auf der 1a-Lage reagierten. Dennoch zog es einige bekannte Mieter auf die Friedrichstraße. In einer Außenfläche des Quartier 206 eröffnet Einstein Kaffee und in der Friedrichstraße 166 der Schmuckhändler Pandora. Im Zuge der Neugestaltung der Gebäudefassade in der Friedrichstraße 63 konnte Engel & Völkers den Feinkosthändler Lindner und den Schokoladen- und Pralinen-Anbieter Leonidas für zwei Ladenflächen gewinnen. Verkäufe Mitte des vergangenen Jahres wurde der Verkauf des Büround Geschäftshauses Lindencorso in der Friedrichstraße/ Ecke Unter den Linden vermeldet. Es handelte sich dabei um eine der größten Berliner Transaktionen im Jahr 2013. Für einen dreistelligen Millionenbetrag wurde der Lindencorso von der Generali Real Estate für einen Spezialfonds erworben. Frequenzentwicklung Bedingt durch die Baustelle an der U-Bahn-Linie 5 und einer damit verbundenen Unterbrechung des Bahnverkehrs der U6, hat sich die Passantenfrequenz im vergangenen Jahr zum Teil stark erhöht. The “mega-event” of the current year will be the opening of the Leipziger Platz 12 shopping centre (LP 12), which offers room for 270 shops in approx. 76,000 sq. m of retail space. The shopping centre will set a focus on fashion and lifestyle, with labels such as Karl Lagerfeld, Hugo Boss and Nike. The new shopping centre’s impact on Friedrichstrasse, which is located just 300 m away, has yet to be assessed. However, it is already noticeable that many retailers have been rather hesitant to lease retail spaces in Friedrichstrasse over the past year, even though some well-known tenants did move into the prime location. Einstein Kaffee opened in an external space of Quartier 206 and Pandora, a jewellery retailer, opened in Friedrichstrasse 166. While the building facade of Friedrichstrasse 63 was being remodelled, Engel & Völkers was able to acquire two retail spaces for the delicatessen Lindner and the chocolate and praline shop Leonidas. Sales In the middle of last year, the sale of the office and commercial building Lindencorso at the corner of Friedrichstrasse/Unter den Linden was reported. This was one of the largest transactions in Berlin in 2013. The Lindencorso was acquired by Generali Real Estate for a special fund for an amount in the three-digit million euro range. Pedestrian frequency rate development Due to the U5 underground line construction site and the disruption of U6 rail service, the pedestrian frequency rate increased greatly over the past year. Pedestrians had to navigate the disrupted underground line on foot, thereby
punkt Friedrichstraße. Nach der Beendigung der Bautätigkeiten im November 2013 bleibt nun abzuwarten, wie sich die Frequenzen vor allem innerhalb der Woche entwickeln. Es ist aber stark davon auszugehen, dass sich die Zahlen wieder auf dem Niveau von 2012 einpendeln. Mietpreisentwicklung Das gleichbleibende Nachfrageniveau nach Flächen wird im laufenden Jahr dafür sorgen, dass sich die Spitzenmiete wie im vergangenen Jahr bei rund 170 EUR/m² bewegen wird. Die Friedrichstraße kann damit ihr konstant hohes Mietpreisniveau halten. Fazit Die Friedrichstraße ist auch ein wichtiger Bürostandort und kann deshalb unter der Woche weiterhin mit hohen Frequenzen und zahlungskräftigen Kunden rechnen. Dazu besitzt sie u. a. mit dem Checkpoint Charlie und der Galeries Lafayette sowie dem kreuzenden Prachtboulevard Unter den Linden großes touristisches Potenzial und ist ein etabliertes Ziel für Berlin-Besucher. Deshalb wird die Einzelhandelslage Friedrichstraße, trotz des bevorstehenden Konkurrenzdrucks vom benachbarten Leipziger Platz, vermutlich nicht an Bedeutung verlieren. Der tatsächliche Einfluss des Einkaufstempels LP 12 auf die Friedrichstraße wird im laufenden Jahr 2014 aber erstmals anhand von Tatsachen zu beurteilen sein. Im günstigsten Fall wirkt sich die Eröffnung positiv auf die umliegenden Geschäftsstraßen aus und es entstehen neue Synergien zwischen den historischen Einzelhandelsstandorten Leipziger Platz und Friedrichstraße.

Conclusion Friedrichstrasse is also an important office location and can therefore continue to count on high pedestrian frequency rates and solvent clients during the week. What’s more, with Checkpoint Charlie and the Galeries Lafayette, as well as the intersection to the grand boulevard Unter den Linden, the location offers great tourism potential as an established destination for foreign and domestic visitors. For this reason, and despite the impending competitive pressure from neighbouring Leipziger Platz, Friedrichstrasse presumably will not decline in importance as a retail location. The actual impact of the shopping mecca LP 12 on Friedrichstrasse will only be able to be evaluated over the course of 2014 on the basis of concrete figures. In a best-case scenario, the opening will have a positive effect on the surrounding commercial streets, and new synergies will develop between the two historic retail locations Leipziger Platz and Friedrichstrasse.

Lage Hackescher Markt Location Hackescher Markt Lagecharakteristika Die 1a-Lage Hackescher Markt im Bezirk Berlin-Mitte ist die führende Trendlage in Deutschland. Vom zentralen Platz Hackescher Markt über die Rosenthaler Straße und Neue Schönhauser Straße bis hin zur Münzstraße erstreckt sich die Toplage, die von Mode-, Schuh- und Accessoire-Geschäften sowie Gastronomen dominiert wird. Die fortschreitende Filialisierung der 126 Ladenflächen verdeutlicht den Trend, dass auch am Hackeschen Markt immer mehr nationale und internationale Filialisten in die 1a-Lage drängen und vom Renommee der Berliner Einzelhandelslage profitieren möchten. Doch auch wenn längst der Mainstream Einzug gehalten hat, beweist die gewachsene Einzelhandelslage stetig, dass der Hackesche Markt nach wie vor Plattform für neue und ausgefallene Konzepte ist.
Location characteristics The prime location Hackescher Markt in the district of Berlin-Mitte is Germany’s leading trend location. This prime location extends from central Hackescher Markt square through Rosenthaler Strasse and Neue Schönhauser Strasse to Münzstrasse, and is dominated by fashion boutiques, shoe and accessory shops, cafes and restaurants. The progressive branch expansion of the 126 retail spaces here illustrates a trend which is also occurring in the Hackescher Markt area: more and more national and international chain stores are pushing into this prime location, hoping to profit from the well-known retail location’s reputation. But even if the mainstream arrived here long ago, the expanding core location continues to prove that the Hackescher Markt area is still a platform for new and unusual concepts.
Projektentwicklung und Anmietungen Die dichte bauliche Struktur der Lage lässt kaum großflächige Projektentwicklungen oder Bauvorhaben zu. Eine der wenigen Baulücken befindet sich knapp außerhalb der 1a-Lage in der Oranienburger Straße 9-10. Bis Herbst 2014 sollen hier ein Boardinghouse und drei Einzelhandelsflächen entstehen. Innerhalb der Toplage ist mit der Eröffnung des H&M-Konzepts & other stories und der französischen Fotokunsthandlung Yellow Korner im Herbst 2013 die Projektierung Neue Schönhauser Straße 15 abgeschlossen. One of the few vacant lots is located just outside the core location in Oranienburger Strasse 9 – 10. By the autumn of 2014, a boarding house and three retail spaces will be opened here. With the opening of the H&M concept & other stories and the French photo art dealer Yellow Korner, the project Neue Schönhauser Strasse 15 was completed in the autumn of 2013. So eröffnen Weber-Stephen, ein Hersteller von Premiumgrills und die Berliner Bank im Hackeschen Quartier. Verkäufe Anfang 2014 erwarb die Deka Immobilien GmbH Teile des Hackeschen Quartiers für einen ihrer Immobilienfonds. Der Kauf umfasst die Büro- und Geschäftsbereiche, nicht aber das Hotel des Komplexes am Hackeschen Markt. Frequenzentwicklung Entgegen der Annahme des vergangenen Jahres erhöhten sich die Passantenzahlen am Zählpunkt Rosenthaler Straße sowohl dienstags als auch samstags deutlich. Engel & Völkers performed consulting services for Orientis during the rental. The expansive Parisian fashion labels The Kooples and Eleven Paris also selected the Hackescher Markt for their German market entry. In July 2013, Karl Lagerfeld opened a store in Neue Schönhauser Strasse, which continues to enjoy great popularity. The capital-based label Liebeskind and IKKS, another French fashion concept that is new to Berlin, have also enriched the street. Other rentals show that the side streets of the Hackescher Markt area are hardly insignificant. For instance, Weber-Stephen, a manufacturer of premium grills, and Berliner Bank can now be found in the Hackesches Quartier. Sales Early in 2014, Deka Immobilien GmbH acquired parts of the Hackesches Quartier for one of its real estate funds. Based on the figures, the trend shows that the Hackescher Markt has become more accepted as a shopping destination and is more strongly frequented during the week as well. However, the number of passersby on Saturday has fluctuated considerably in recent years due to the weather, and therefore no clear forecast can be made for 2014.

Die Branchenstruktur spiegelt die Dominanz von Modemarken wider und zeigt, dass der Hackesche Markt als Aushängeschild für die trendigen Lifestyle-Brands gilt. Eine relativ hohe Mieterfluktuation prägt die 1a-Lage und längerfristiger Leerstand ist eine Seltenheit. Die beständig hohe Nachfrage der Einzelhändler nach Flächen sorgt für eine schnelle Nachvermietung. Der Hackesche Markt weist derzeit aber noch den geringsten Filialisierungsgrad aller betrachteten 1a-Lagen Berlins auf. Individuellen und experimentellen Konzepten bietet der Hackesche Markt, wenn auch vermehrt in den Nebenlagen, weiterhin bezahlbare Flächen.
Rental price development From 2012 to 2013, the top rents increased by around 8 % to 130 EUR/sq. m, and are likely to continue at this level during the current year as well. In addition to potential customers who flock to the location, the demand for retail space plays a role in the higher rents. This demand has remained high at Hackescher Markt, but has not necessarily increased, which is why the peak rental rates have remained relatively constant. Some retailers were also willing to pay key money for particularly coveted spaces. Conclusion The Hackescher Markt continues to be an attractive location for the premieres of international labels that seek a foothold on the German and Berlin markets. The industry structure reflects the dominance of fashion labels, showing that the Hackescher Markt has become the signpost for trendy lifestyle brands. A relatively high tenant turnover characterises this prime location, and long-term vacancies are rare. The consistently high demand from retailers for space usually ensures a quick re-letting. The Hackescher Markt also displays the lowest quota of chain stores among all prime locations reviewed in Berlin. The area still offers individual and experimental concepts affordable spaces, although increasingly in secondary locations.

Lage Alexanderplatz Location Alexanderplatz Lage-Charakteristika Der Alexanderplatz, kurz „Alex“ genannt, ist ein stark frequentierter Platz im Berliner Bezirk Mitte. Hier kreuzen sich diverse Nah- und Fernverkehrslinien, die den zentralen Platz zum wichtigsten Verkehrsknotenpunkt in der City Ost machen. Die vielen nationalen und internationalen Besucher schätzen die räumliche Nähe zu zahlreichen Berliner Sehenswürdigkeiten und das Einzelhandelsangebot der Konsumlage. Geprägt von dem sozialistischen Architekturstil der DDR und durch zahlreiche spätere städtebauliche Umgestaltungsmaßnahmen erhielt der Alexanderplatz seine heutige Gestalt. Die Anmietungen bekannter Ankermieter beispielsweise im Shopping-Center Alexa steigerten die Attraktivität des Alex als Einzelhandelslage für die breite Masse erheblich. Die 1aLage, die den Alexanderplatz und die anliegenden Geschäfte des Bahnhofes umfasst, bietet mit 49 Ladenflächen eine Mischung aus kleineren Convenience-Shops, Gastronomen, bekannten Filialisten und großflächigen Warenhäusern. Die stark nachgefragten Ladenflächen sind nahezu vollvermietet. Projektentwicklung und Anmietungen Nach diversen Umgestaltungs- und Baumaßnahmen innerhalb der 1a-Lage, hat sich der Fokus der Projektentwickler momentan auf Freiflächen oder Passagen knapp außerhalb der zentralen Toplage gerichtet. Die Fertigstellung des Wohnund Geschäftshauses Alea 101 im Frühsommer 2014 wird vermutlich dauerhaft zu einer Erweiterung der Toplage am Alexanderplatz führen. In dem rund 30 m hohen Solitär eröffnen u.a. Ankermieter wie TK Maxx, Aktiv Schuh und Vapiano. Die in die Jahre gekommene Einkaufspassage BerlinCarré an der Karl-Liebknecht-Straße wird momentan ebenfalls von der WBM aufgewertet. Dabei wird die Verkaufsfläche komplett neu strukturiert und vergrößert. Als neuer Ankermieter konnte Kaufland auf einer Gesamtfläche von 7.000 m² gewonnen werden. Bei der Anmietung der Lebensmittel-Einzelhandelskette war Engel & Völkers beratend tätig. Innerhalb der 1a-Lage gab es vor allem im Geschäftshaus die Mitte Bewegung. Der Streetwear-Filialist Snipes eröffnete im Herbst letzten Jahres einen von bisher zwei Berliner Stores. Diese Anmietung ging mit einer Flächenumstrukturierung einher, in deren Verlauf der Verkaufsraum des Drogeriemarkts dm erheblich vergrößert wurde. Der irische Textiler Primark wird vermutlich im Sommer 2014 auf rund 6.500 m² seine lang erwartete zweite Berliner Filiale eröffnen. Verkäufe Im vergangenen Jahr sind am Alexanderplatz keine Transaktionen bekannt geworden. Bei Objektkäufen in der 1a-Lage können Faktoren von 18 bis 22 erzielt werden. The somewhat dated shopping arcade Berlin-Carré on KarlLiebknecht-Strasse is also being upgraded by WBM. The sales area will be completely restructured and enlarged here. Kaufland was obtained as the new anchor tenant for a total floor space of 7,000 sq. m. Engel & Völkers provided consulting services to the food retailer during the leasing process. At the prime Alex location, there has been a good deal of changes in the commercial building die Mitte. The street-wear chain retailer Snipes opened one of its two Berlin stores here last autumn. This lease was accompanied by a floor space restructuring, which also significantly enlarged the sales room of the drugstore dm. The Irish clothing store Primark will open its longawaited second Berlin branch in the summer of 2014 on 6,500 sq. m. Sales Last year, no transactions were reported on Alexanderplatz. Factors of 18 – 22 can be attained for property sales at this prime position. Pedestrian frequency development The rising pedestrian frequency rates confirm the
knotenpunkt Alexanderplatz herrscht fast zu jeder Tageszeit enorme Bewegung, was sich an dem hohen Passantenaufkommen am Samstag wie auch innerhalb der Woche verdeutlicht. Für zusätzliche Magnetwirkung wird vermutlich die Eröffnung der zweiten Berliner Primark-Filiale sorgen und damit eine weitere Zunahme der Frequenzen begünstigen. Mietpreisentwicklung Das knappe Angebot und die hohe Nachfrage nach Flächen im Kernbereich der 1a-Lage treiben die Mietpreise auf ein sehr hohes Niveau. Pro Quadratmeter werden auch im laufenden Jahr 200 EUR aufgerufen. Der Alex weist damit berlinweit neben dem Kurfürstendamm und der Tauentzienstraße die höchsten Spitzenmieten auf. Fazit Am Alexanderplatz herrscht eine anhaltend positive Stimmung. Die Toplage zeichnet sich durch ein gestiegenes Besucheraufkommen aus, sei es durch Berliner oder Touristen. Dazu ist die Nachfrage von Einzelhändlerseite nach Flächen im Kernbereich des Platzes ungebrochen hoch. Flächen, die zur Vermietung stehen, sind dahingegen Mangelware. Trotz der Eröffnungen einiger Geschäftshäuser oder des Shopping-Centers Alexa fehlt es der 1a-Lage weiterhin an kleinteiligen bis mittelgroßen Ladenflächen. Hier hat der Alexanderplatz im Gegensatz zu den anderen Berliner 1a-Lagen Nachholbedarf, der aber wiederum großes Entwicklungspotenzial bedeutet. Das macht den beliebten Alexanderplatz in den nächsten Jahren weiterhin interessant für Investoren. Einige Bau- und Revitalisierungsvorhaben, die im laufenden Jahr begonnen oder fertiggestellt wurden, führen vermutlich zukünftig zu einer Ausweitung der 1a-Lage.

There is tremendous movement at almost any time of day at the transport hub Alexanderplatz, illustrated by the high pedestrian flow rates on Saturday and also during the week. Presumably the opening of the second Berlin Primark store will create additional crowdpulling effects, leading to a further increase in pedestrian frequency rates. Rental price development A limited supply and high demand for space in the core area of this prime location have driven rental prices to a very high level. 200 EUR per square metre will continue to be charged for commercial space during the current year. Along with Kurfürstendamm and Tauentzienstrasse, Alexanderplatz thus has the peak rents in Berlin. Conclusion The mood continues to be positive at Alexanderplatz. The prime location is characterised by increasing numbers of visitors, made up of both Berlin residents and tourists. Furthermore, retailer demand for space in the core area of the square remains high. Vacant retail spaces are in relatively short supply. Despite the openings of a few commercial buildings and the Alexa shopping centre, this prime location still lacks a range of small-scale to medium-sized retail spaces. In this respect, Alexanderplatz has some catching up to do, unlike other prime locations in Berlin, but this also brings great potential for development. This will continue to make Alexanderplatz interesting for investors over the coming years. Several construction and revitalisation projects that have begun or have been completed this year will presumably lead to an enlargement of the prime location in the future. Glossar Glossary 1a-Lage Beste Einkaufslage einer Stadt, gekennzeichnet durch hohe Umsätze und Passantenfrequenzen. Die Angaben im Marktreport beziehen sich auf die jeweiligen 1a-Lagen im Februar 2014. Dafür wurden alle Ladenflächen im Erdgeschoss in der vorher abgegrenzten 1a-Lage kartiert, nicht berücksichtigt wurden Innenflächen von ShoppingCentern.
Prime location Best shopping area of a city, characterised by high sales and pedestrian frequency rates. The data included in the Market Report relate to the respective prime locations up to the reference date February 2014. In this process, all ground-floor retail spaces are mapped in the previously defined prime location. The inside spaces of shopping centres are not included.
Arbeitslosenquote Anteil der Arbeitslosen an der Gesamtzahl der zivilen Erwerbspersonen.
Unemployment rate The number of unemployed people as a percent of the civilian labour force.
Einwohner Die Einwohnerregisterstatistik wertet Daten über melderechtlich registrierte Einwohner aus. Zu den melderechtlich registrierten Einwohnern zählen alle in Berlin gemeldeten Personen, unabhängig davon, ob sie nur in einer Wohnung (alleinige Wohnung), in einer Hauptwohnung oder ausschließlich in einer Nebenwohnung gemeldet sind. Abweichungen gegenüber den Daten des Zensus 2011 und der amtlichen Bevölkerungsfortschreibung ergeben sich aus Fehlern im Meldeverhalten.
Population Statistics on permanent residents evaluate data on those residents who have legally registered in the official registration offices. Official residents include all people registered in Berlin, regardless of whether their residence status is reported as a sole residence, main residence or as a secondary (additional) residence. Deviations from the 2011 census data and official population projections result from errors in reporting behavior.
Einzelhandelskaufkraft Die Einzelhandelskaufkraft ist der Teil der Kaufkraft, der für den Einzelhandel zur Verfügung steht - nach Abzug von Ausgaben für Mieten, Hypothekenzinsen, Versicherung, Kraftfahrzeuge, für Reisen oder Dienstleistungen. Einzelhandelsumsatz Gemessene bzw. geschätzte Umsätze im Einzelhandel in Euro. Faktor Der Faktor ist das Verhältnis zwischen Nettokaufpreis und Jahresnettomiete zum Kaufzeitpunkt und entspricht dem Kehrwert der Bruttoanfangsrendite. Die Höhe sagt aus, wie viele Jahresnettomieten des betrachteten Gebäudes nötig sind, um den Kaufpreis zu begleichen. Nebenkosten des Erwerbs und des Unterhalts sowie steuerliche Rahmenbedingungen werden hierbei bewusst nicht berücksichtigt, um eine Vergleichbarkeit zu gewährleisten.

Retail purchasing power Retail purchasing power is the amount of general purchasing power available for retail spending after deducting expenses relating to rent, mortgage payments, insurance, vehicles, travel and services. Retail turnover Measured or estimated retail turnover in euros. Factor The factor is the ratio of net purchase price and annual net rent to the time of purchase, and is the reciprocal value of the gross initial yield. The level indicates how many years of net rents are necessary in the specific building to cover the purchase price. Auxiliary costs of acquisition and maintenance as well as fiscal framework conditions are deliberately not included here in order to ensure comparability. Chain store proportion Number of chain stores as a percent of all businesses in a particular location.
Filialisierungsgrad Anteil der Filialunternehmen an den Geschäften einer Lage.
Chain store A company with at least five sales branches in different locations, all under central management.
Filialunternehmen Unternehmen mit mindestens fünf unter einheitlicher Leitung stehenden Verkaufsfilialen an unterschiedlichen Standorten.
Flagship store Retail store run exclusively by the manufacturer of a product or by a trade company. As the flagship for the whole brand name, flagship stores are intended to convey the brand image to commercial partners and customers. This is achieved, for example, through the installation of elaborately themed areas, special examples of product usage, or even through a luxurious décor in an exclusive location.
Flagship-Store Ein Flagship-Store ist ein Einzelhandelsgeschäft, welches als „Flaggschiff der gesamten Handelsflotte“ die Identität und das Image der Marke symbolisieren und diese an die Handelspartner bzw. Kunden vermitteln soll. Dies wird z.B. durch die Installation aufwendiger Erlebniswelten, spezieller Anwendungsbeispiele oder auch durch eine luxuriöse Ausstattung in exklusiver Lage erreicht. Frequenzzählung Die Frequenzzählung von Engel & Völkers wurde am Dienstag, den 23.04. zwischen 16 und 18 Uhr und am Samstag, den 27.04.2013 zwischen 11 und 13 Uhr an insgesamt 73 deutschen Standorten zeitgleich durchgeführt. Pro Zählpunkt gibt es zwei Zählpersonen, die mit Zählgeräten die vorbeikommenden Passanten auf beiden Straßenseiten erfassen. Zur Vereinfachung der Darstellung sind die im Marktreport angegebenen Daten Durchschnittswerte, die sich aus den Stundenwerten des jeweiligen Zählpunktes ergeben. Kaufkraft Einkommen zuzüglich Transferleistungen, abzüglich Ersparnissen und Verschuldung der privaten Haushalte. Diese Einkommen stehen für Konsumzwecke, Versicherungsausgaben und zum Sparen zur Verfügung. Kaufkraftindex Kaufkraftkennziffern geben über die regionale Einkommensverteilung pro Einwohner in einem Gebiet Auskunft. Der Kaufkraftindex dient zur Darstellung des verfügbaren Einkommens. Der Kaufkraft-Bundesdurchschnitt pro Einwohner wird durch die Wertmarke 100 repräsentiert.

Frequency measurement The pedestrian frequency measurements of Engel & Völkers took place on Tuesday, 23.04. from 4:00 to 6:00 p.m. and on Saturday, 27.04.2013 from 11:00 a.m. to 1:00 p.m. at a total of 73 locations simultaneously. There were two counters per counting point with clickers to measure the number of passing pedestrians on both sides of the street. To simplify the representation, the data in the Market Report are listed as average values derived from the hourly values of each counting point. Purchasing power Private households’ income plus state benefits, minus savings and debt payments. This income can be disposed of for the purposes of consumption (retail purchases, rent, travels, transport etc.), savings, and insurance premiums. Purchasing power index Purchasing power indices provide information on the regional distribution of income per resident in a particular area. The purchasing power index serves as an indication of available income. The national average purchasing power per resident is represented by the symbolic value 100. Shopping centre Synonym for shopping mall. Uniformly planned and constructed premises housing retail, gastronomy and service outlets, as well as leisure facilities. Shopping

Das Shopping-Center zeichnet sich durch ein einheitliches Management und Marketing aus. Sozialversicherungspflichtig Beschäftigte Zu den sozialversicherungspflichtig Beschäftigten zählen alle Arbeitnehmer einschließlich der Auszubildenden, die kranken-, renten-, pflegeversicherungspflichtig und/ oder beitragspflichtig sind oder für die von den Arbeitgebern Beitragsanteile zu entrichten sind. Liegt die Kennziffer über dem Bundesdurchschnitt von 100, werden die Umsätze stark von Kunden aus dem Umland beeinflusst. Die Zentralitätskennziffer erlaubt damit Aussagen zur überregionalen Bedeutung der Stadt.

The centrality index therefore provides an indication of the city’s supra-regional relevance.
