T

rotz Krise hat die Immobilienbranche im Bereich der Vermietung von Ferien- und Luxusimmobilien keinen Nachfrageeinbruch zu

verzeichnen. Viele potentielle Käufer haben, da der Kauf einer Immobilie auf Mallorca, aus ihrer Sicht, in der Krise ein zu hohes Risiko birgt, in den vergangenen Jahren gemietet. Viele dieser Mieter haben sich, aufgrund ihrer Beobachtung, dass die Immobi l ienprei se f ü r g ute Immobilien auf Mallorca stabil sind, schließlich für einen Kauf entschieden. Zusätzlich ist davon auszugehen, dass mit dem Ausbau der Flugverbindungen neue Miet- und Kaufkunden die Insel Mallorca für sich entdecken und die Nachfrage nach Mietimmobilien stabil bleibt bzw. tendenziell ansteigt. Für Immobilienkäufer ist die Mietrendite meist

zweitrangig. Im Vordergrund stehen der Genuss des mediterranen Lebens und die Möglichkeit jederzeit in den Süden reisen zu können. Entschließt man sich zur Vermietung, kann bei guten Immobilien mit Mietrenditen von 3 bis 5% (vor Kosten und Steuern) gerechnet werden. Die Ferienvermietung - die viele Eigentümer einer Immobilie auf Mallorca bisher nicht in Betracht gezogen haben, da die Genehmigungsfähigkeit nicht vorlag, bzw. eine Genehmigungserteilung unwa hrscheinlich war - wird nunmehr ein Verkaufsargument für die lokalen Makler. Mit der Wirksamkeit des Gesetzes zur touristischen Vermietung, wurden viele Hürden zur Erlangung einer Mietlizenz beseitigt und Eigentümer bzw. espite the crisis, there has been no recorded decrease in demand for holiday and luxury real estate rentals. Many potential buyers have rented a property in the last view years - since in their point of view, the purchase of a property in Mallorca poses too high a risk due to the crisis. Many of these tenants have finally decided to purchase a property since they observed that real estate prices for good properties are stable in Mallorca. In addition, it can be assumed that with the expansion of flight connections, new rental and purchase customers discover the island of Majorca for themselves and the demand for rental properties will remain stable or even rise. For homebuyers, the rental yield is usually secondary. The focus lies mainly in the enjoyment of Medi-

A

pesar de la crisis, el sector inmobiliario del alquiler vacacional y de lujo no registró ninguna disminución de la demanda. Muchos compradores potenciales han alquilado una propiedad durante los últimos años; ya que desde su punto de vista, la compra de una propiedad en Mallorca supone un riesgo demasiado alto debido a la crisis. Muchos de los inquilinos finalmente han decidido comprar una propiedad ya que observaron que los precios de las propiedades de alta gama son estables en Mallorca. Además, se puede suponer que el aumento de las conexiones de vuelos atrae nuevos interesados en la compra o alquiler; descubren la isla de Mallorca por sí mismos, y la demanda de propiedades de alquiler se mantiene estable o incluso aumenta. Para los compradores de viviendas, el rendimiento del alquiler suele ser secundario. Más importancia tiene el

disfrute de la vida mediterránea y el poder viajar rápidamente al Sur. Los propietarios de inmuebles de alta calidad que deciden alquilar su propiedad pueden contar con un rendimiento de alquiler de entre el 3-5% (previo tasas e impuestos). El alquiler vacacional - posibilidad que muchos propietarios no han tenido en cuenta hasta ahora dado que era difícil obtener una licencia para un alojamiento vacacional- se ha convertido en un nuevo producto de venta para muchos agentes inmobiliarios. Con la eficacia de la Ley respecto a los alquileres a corto plazo, se han eliminado muchos obstáculos para la obtención de licencias de alquiler de viviendas. fter the Euro and financial crisis, the market situation has become stable in Mallorca, and the numbers of transactions remain at a constant level. Every fourth property sold in Spain in 2013 to foreigners, was sold in Mallorca; something that reflects the attractiveness of the island as a real estate location.

espués de la crisis financiera y del euro, la situación del mercado se ha estabilizado en Mallorca y el número de transacciones se mantienen a un nivel constante. Una de cada cuatro propiedades que se vendió en 2013 en España a extranjeros se vendió en Mallorca. Esto es el reflejo del atractivo de la isla como un lugar idóneo para invertir en inmuebles y propiedades. En 2014 una gran cantidad de propiedades de gran valor (> 4 millones de euros) cambió de pro-

pietario. El trasfondo de esta situación es la estabilidad de la economía española, las reformas introducidas a nivel nacional, la fuerte atracción de Mallorca y el final de la crisis del euro. El aumento de interés desde el extranjero y del operaciones observadas en 2014 condujo a una evolución positiva del mercado inmobiliario. Básicamente se puede decir que los inmuebles han mantenido o incluso aumentado su valor en zonas mejor valoradas, mientras que las propiedades en zonas menos atractivas han perdido su valor y probablemente lo seguirán perdiendo.
